How to Choose a Commercial Pressure Washing Company in Chicago
A checklist for Chicago property managers and business owners: eight questions to ask, the papers to request, what a complete quote shows and the red flags that cost you later.
How to choose a commercial pressure washing company comes down to three checks. The company shows it is licensed and insured, it gives you a written scope with the method for each surface, and it can work around your tenants and business hours. Price matters, but in Chicago a cheap quote that skips any of these can cost more in damage, repeat visits or liability.

8 Questions to Ask a Commercial Pressure Washing Company
These eight questions separate a commercial pressure washing company from a residential crew taking a bigger job. Each one has an answer you want to hear and a red flag.
1. Do you work on commercial properties?
- A good answer
- Yes, with property types like yours: offices, retail, garages, restaurants or HOAs
- Red flag
- Mostly houses and driveways
2. Can you send a certificate of insurance?
- A good answer
- Yes, sent by their insurance agent, listing your company as certificate holder
- Red flag
- "We are covered," with nothing in writing
3. How will you clean each surface?
- A good answer
- A method per surface: pressure for concrete, low pressure or soft washing for brick, EIFS, paint and roofs
- Red flag
- One high-pressure method for everything
4. Will you see the property before quoting?
- A good answer
- A site walk, or photos for a small job, then a written quote
- Red flag
- A firm price for a large building over the phone
5. What exactly is included?
- A good answer
- A written scope: areas, methods, stain treatment, timing and what is not included
- Red flag
- One number with no scope
6. When can you do the work?
- A good answer
- Early morning, after hours or weekends, planned around tenants, deliveries and entrances
- Red flag
- Only during your busiest hours
7. Where does the wash water go?
- A good answer
- A plan to direct water, cover openings and protect drains and landscaping
- Red flag
- No plan, or "it just goes down the drain"
8. What happens if an area is missed?
- A good answer
- A final walkthrough and a re-clean of missed spots, written in the quote
- Red flag
- No walkthrough and no recourse after payment
License, Insurance and Warranty in Chicago
A commercial pressure washing company working in Chicago should show three things before it starts: a City business license, a certificate of insurance and a written answer about missed areas.
Business license
The City of Chicago requires a business license from the Department of Business Affairs and Consumer Protection for most business activity in the city. Ask for the license number and look it up in the business license records on the City of Chicago Data Portal. Illinois has no state license specific to pressure washing, so the City license and insurance are the checks that matter.
Insurance
Ask for a certificate of insurance sent directly by the company's insurance agent. It should show general liability coverage with dates that cover your job. If the company has employees, ask for workers' compensation too: Illinois requires nearly all employers to carry it. Many property managers also ask to be named as additional insured.
Permits for the public way
Work on a public sidewalk, or with equipment parked in the street, can need a City permit. Ask who is responsible for any permit before the job is booked.
Missed areas and re-cleans
Pressure washing does not come with a long product warranty. The quote should still say what happens if an area is missed or a stain is not treated as agreed, and include a final walkthrough.
What a Complete Written Quote Includes
A complete written quote from a commercial pressure washing company lets you compare companies line by line. It should include:
- The property address and the areas to clean, with rough sizes
- The method for each surface
- Stain treatment: gum, oil, grease, rust or graffiti
- The date, the time window and how entrances and parking stay usable
- The water source and where the wash water goes
- What is not included
- The price, the payment terms and any minimum
- A final walkthrough
Compare quotes by scope, not by total. A lower price that leaves out stain treatment, upper floors or after-hours timing is a different job.

Red Flags When You Hire a Commercial Pressure Washing Company
Most bad commercial pressure washing jobs in Chicago start with one of these signs, visible before anyone signs.
- No certificate of insurance, or one that has expired.
- A firm price for a large building without a site walk or photos.
- One high-pressure method for every surface, including old brick, EIFS and roofs.
- Cash only, a large deposit up front or pressure to book today.
- No plan for tenants, entrances, parking or wash water.
- Photos and reviews that are all residential driveways and decks.

Choosing a Commercial Pressure Washing Company: FAQ
Does a commercial pressure washing company need a license in Chicago?
Yes. Most businesses operating in Chicago need a City business license. Ask for the license number and check it before the company works on your Chicago property.
How much insurance should a commercial pressure washer carry?
It depends on your property, your lease and your association rules. Many Chicago property managers set a minimum general liability amount in their vendor requirements; ask for a certificate that meets it before work starts.
Should I get more than one quote?
Yes. Two or three quotes for a large Chicago building is common. Compare the written scope, the method for each surface and the timing, not only the total.
Is the cheapest quote a bad sign?
Not always, but check what it leaves out. In Chicago, low quotes often skip stain treatment, upper floors, after-hours work or insurance.
Can the work happen while my business is open?
Yes, with a plan: sections cleaned one at a time, entrances kept open and noisy work moved to early morning or after hours. Ask any Chicago company how it will handle your entrances and parking.
